What is MIPIM Cannes?
MIPIM is the international property market held every March at the Palais des Festivals in Cannes and organised by RX. The 2027 edition runs from 16 to 19 March 2027, Tuesday to Friday, and gathers the people who finance, build, own and operate real estate: investors and funds, developers, cities and regions presenting their projects, architects, property companies, advisers and, increasingly, technology start-ups. The organiser announces four main stages and seven pavilion deep dives and thematic summits, a Housing Matters! day and the Opening Night on the Tuesday, a Data Centers Summit, the Closing Keynote and the Awards Ceremony on the Thursday, plus an online platform for booking meetings before arrival.
Deals are prepared in the exhibition halls, in the pavilions of countries and cities, and in the hotels and restaurants of the Croisette. The residence applies a minimum stay of 3 nights on these dates; the organiser's registration page publishes no attendance figure, so none is quoted here.

Beyond that the group configurator puts several apartments together for the MIPIM nights; invoices per department, several parking spaces or arrivals on different days go through a quote request, answered within 48 working hours.
Delegation quoteWho comes to MIPIM, and how long do they stay?
MIPIM is a market of decision-makers rather than visitors. Investors, fund managers and lenders arrive with a diary of meetings fixed weeks in advance and rarely leave the Palais and the Croisette before the last slot on the Thursday. Developers, property companies, cities and regions staff a stand or a pavilion for the four days, which means landing on the Sunday or Monday to set up and staying until the halls are dismantled on the Friday. Architects, advisers, lawyers and proptech founders move between the two, pitching projects in the pavilions by day and at the parties by night.
For accommodation this means stays of four to six nights, almost all on the same dates, in a town that has not yet opened its summer season. The residence applies a minimum stay of 3 nights during MIPIM; the two-bedroom apartments and the duplexes, which keep a stand team under one roof, go first, often reserved by the same companies from one year to the next.

What is Cannes like during MIPIM week?
Mid-March is early spring on the Riviera: mild days, cool evenings, beach clubs still shut and a Croisette given over to the badges of the property world. The Palais des Festivals, at the western end of the promenade beside the Old Port, is the centre of it all; around it the hotels turn their terraces into meeting points, the port fills with boats hired for parties, and the restaurants of the Suquet and the rue d'Antibes are booked weeks ahead for the four evenings of the market.
Résidence La Palme d'Azur is in Cannes La Bocca, the seafront district west of the centre, 3 km from the Palais and 100 m from the beach. In March the two outdoor pools, the sunbeds and the poolside restaurant and bar are closed, as they are every year from November to the end of March; what you get instead is a quiet apartment with a terrace facing the sea, a kitchen for breakfast before the first meeting, shops and a supermarket 300 m away, and a bus along the shore to the Palais.

Three things to settle before MIPIM week
Book the whole team at once. A stand needs people from set-up on the Monday to the last handshake on the Friday. A two-bedroom apartment or a duplex keeps a team of three to seven under one roof, with one invoice and one entry code each, instead of rooms scattered across the town and colleagues who only meet at the stand.
Leave the car underground. Traffic around the Palais is restricted during the market and the nearby car parks are full by nine. Our underground car park takes vehicles up to 1.85 m high; from La Bocca the bus reaches the Palais in about 10 minutes and a taxi in 5 when the seafront road is clear.
Keep the evenings flexible. The Opening Night, the pavilion parties and the Awards Ceremony end late, and colleagues land at different hours. An apartment with a personal entry code, separate bedrooms and a kitchen for a late supper lets everyone keep their own timetable without waking the others.

A studio or a one-bedroom apartment: a table for the evening's notes and tomorrow's pitch deck, a kitchen for coffee before an eight o'clock meeting, and the sea from the balcony once the Palais has closed.

A bedroom with a door and a living room apart: one partner takes the call from another time zone, the other sleeps before the first slot. The one-bedroom with sea view is the type our MIPIM regulars book first.
A stand team, a city or regional delegation

Flying in for the market
What should a delegate from abroad expect on arrival?
MIPIM draws delegates from every continent, and most of our March guests land at Nice airport with their meetings already booked on the organiser's platform. The residence is organised for that kind of week: no desk hours, documents your finance team can process, and a team that answers in English.
Your keys wait in a locker, not behind a desk
Before you leave home you receive a personal code; at the residence entrance it opens the locker that holds your keys. Check-in is possible from 5 pm and there is no cut-off: land at midnight after a delayed connection and the locker still opens.
Nice airport, 30 km
Count about 25 minutes by taxi to the door, about 45 on the airport coach as far as Cannes station, or about 70 with the shuttle and the train. Check-out is by 10 am; ask us for a later one if your flight leaves in the afternoon.
Paperwork for a finance department
The invoice carries the name of the company you give us, shows French VAT separately and reaches you by e-mail once the stay ends. A delegation can have it split per apartment or consolidated into one document.
Any card, any country
You pay by card online through your bank's own authentication step, and a quote is settled the same way. No cash is collected at the residence and there is no key deposit to hand over.
Someone answers, in English or French
With no desk on site, the phone is the front door: +33 4 89 41 29 30 for a code that has not arrived, a parking space or a change of dates, before and during the market, by call or by message.
A table for the laptop, Wi-Fi passes on site
Every apartment has a dining table and a fitted kitchen. Wi-Fi for guests is bought on site for an hour, a day, a week or a month, with a business option; for video calls with head office, keep your mobile data as a back-up line.
Hotel room or apartment
Is an apartment a sensible choice for MIPIM, or should you stay next to the Palais?
Property people know the value of location, and a room on the Croisette during MIPIM has one: you walk to the halls. It also has the crowds of market week and a bedroom that doubles as an office. An apartment 3 km away offers something else: a living room where a team reviews the day's leads without a hotel bar in the background, a kitchen that frees you from restaurant bookings, bedrooms with doors, and a terrace facing the sea.
The invoice covers the whole team in one document, the length of stay is yours above the 3-night minimum, and arriving at midnight with a code suits flights from Dubai, Singapore or New York. Delegates who stay on for the weekend after the market get the sea and the beach, 100 m away, as a reward for four days indoors.

A team of seven or fewer books one apartment online with the MIPIM dates already filled in. Before you book for MIPIM Cannes
When should you book accommodation for MIPIM 2027?
As soon as your participation is decided, ideally before the end of the year: MIPIM opens the spring season of the Cannes calendar and the same March week is taken every year by companies that return. Apartments large enough for a stand team, the two-bedroom types and the duplexes, are the first to disappear. The pre-filled link opens the booking engine on 2027-03-15 to 2027-03-19. Should the type you want already be taken on those exact nights, try a Sunday arrival or a Saturday departure in the engine: it often opens an option. Failing that, the quote form gives us room to assemble two or three apartments instead of answering no. Regular exhibitors use that same form after the market to keep their apartments for the next edition, ahead of the general release, so the March week is fixed before the stand is even drawn.
Are the pools and the restaurant open during MIPIM?
No. The two outdoor pools, the sunbeds around them and the Café Bleu, the restaurant and bar on the poolside terrace, open with the season on 1 April and close on 31 October; in mid-March they are shut, and we prefer to say so here rather than let you discover it on arrival. What remains is the rest of the residence: the gardens and terraces, the sea in front of the apartments, the underground car park, the 24/7 entry by code and, in every apartment, a fitted kitchen. Shops and a supermarket are 300 m away, the beach 100 m, and the restaurants of the Old Port and the town centre 3 km along the seafront, the same trip as the Palais. Guests who want the pools should look at the Film Festival in May or Cannes Lions in June on the congress calendar; for MIPIM, the reward is a terrace facing the sea at sunrise and a quiet night after the parties.
Can a company reserve the same apartments for MIPIM every year?
Yes, and several of our March guests do exactly that. Once your stay is over, ask through the quote form, or by e-mail to the contact who handled your booking, to have the same apartments held for the following edition. As soon as the organiser publishes the next dates and our calendar opens for them, we place an option in your company's name before those apartments return to general sale, and confirm it with a quote that you accept once your budget is approved; the stay is then paid under the conditions written on that quote. The invoice is issued to the company, with French VAT on its own line, per apartment or consolidated. If the team grows, the same quote adds a duplex or a second two-bedroom apartment in the same residence; if it shrinks, the option is simply reduced. Cities and regions that exhibit in a pavilion often book this way for their whole delegation.
