What is MAPIC, the international retail leasing hub?
MAPIC describes itself as the international retail leasing hub: the place "where key property players and cities meet retailers from across the world to build the ultimate lifestyle and shopping destinations". The 2026 edition is held on 3 to 4 November 2026 at the Palais des Festivals, 1 boulevard de la Croisette, in Cannes: two days, no more, during which retail chains, shopping-centre owners, developers, investors and city authorities book their meetings back to back.
Rather than a long congress, MAPIC works like an intense leasing marketplace with conference sessions around it. That is why most participants sleep only two nights in Cannes and why our residence applies a minimum stay of 2 nights on these dates, exactly the length of the standard visit. The organiser announces the 2027 edition for early November; its dates are still to be confirmed and this page will carry them as soon as they are official.

MAPIC returns to Cannes every autumn in the first days of November. As long as the 2027 dates are not published, the booking engine still shows live availability on whatever dates you type in, and a quote request lets a company reserve its apartments for the next edition ahead of time.

On one side, the retailers and brands looking for their next locations: the organiser has already announced names such as Wendy's, Pop Mart, Dave's Hot Chicken and Popeye's among the brands attending in 2026, alongside cross-border retailers and fast-growing labels invited to a closed-door session. On the other side, the developers, landlords, investors and cities that own or plan the shopping destinations, plus the brokers who connect the two. Conference sessions focus on specific territories, from Latin America and India to the Middle East and South Africa, and a Retail Parks Summit gathers the players of that fast-growing format.
The consequence for your stay is a short, dense calendar: one exhibitor sums it up as "in two days, hundreds of high quality meetings". Delegates check in on the Monday evening, spend Tuesday and Wednesday at the Palais and leave straight after, which is why our 2-night minimum matches the trip rather than lengthening it.

What is Cannes like in early November, during MAPIC?
Early November is the quiet Cannes: the summer season has closed, the Croisette belongs to residents and delegates, restaurants in the centre and the old town of Le Suquet keep their tables, and the light over the bay is at its clearest. The Palais des Festivals sits at the western tip of the Croisette beside the Old Port; the whole business district is a short walk from its doors, so a MAPIC day can be spent entirely on foot once you are there.
Our residence stands in Cannes La Bocca, the western seafront district, 3 km from the Palais. Be aware of what November means on site: the two outdoor pools and the poolside restaurant and bar close at the end of October, so in MAPIC week you enjoy the terraces, the Mediterranean gardens and the sea view, not a swim. The beach is 100 m away for a morning walk, and shops with a supermarket are 300 m from the entrance.

Three practical tips for two days at MAPIC
Treat the Monday evening as part of the show. Most delegates arrive on 2026-11-02 and many meetings are agreed over dinner that night. Land early enough to settle into the apartment, drop the car in the underground car park and be in the town centre for the evening; the 24/7 code means a late arrival works just as well.
Choose the bus for the morning rush. Lines 1 and 2 stop two minutes from the residence and reach the Palais in about 10 minutes; by car, count 5 minutes off-peak and more when the halls open. Leaving the car parked on site for both days avoids the search for a space near the Croisette.
Decide about the third night before you book. With the halls closing on 2026-11-04, an extra night turns the trip into a real Cannes evening, and the apartment costs the same per night whether you stay two or three; the booking engine adds it in one click.

What does an international MAPIC delegate need to know?
Retail expansion teams fly in from every continent for these two days, often on the Monday's last flights. The residence is organised so that nothing depends on office hours: access, payment and paperwork all work remotely.
Entry by personal code, day and night
A code sent before the trip opens a secure locker at the entrance holding your keys. Check-in starts at 5 pm on the arrival day and the locker works at any hour, so a Monday night landing in Nice is not a problem.
From the airport in under half an hour
Nice Côte d'Azur Airport is 30 km away, about 25 minutes by taxi or hire car; the airport coach and the train are the alternatives. Check-out is before 10 am on the Wednesday; ask us if your flight leaves late in the day.
Invoice to the company, VAT itemised
Give your company's name and address when booking and the invoice is issued to it, French VAT on its own line, sent by e-mail after the stay. For a delegation, one invoice per apartment or one for the whole group.
Card payment with bank authentication
International cards are accepted online through your bank's own authentication step, and a corporate quote can be settled by card too. Nothing to pay in cash on site.

Why an apartment rather than a hotel room for two nights at MAPIC?

For a two-night trip, the usual argument for a hotel is convenience. What an apartment adds in the same two nights is a working environment: a table where a leasing team spreads its plans on the Monday evening, a kitchen for breakfast at the hour the Palais opens rather than the hour the dining room does, and separate bedrooms so that colleagues on different time zones do not keep each other awake.
It also changes the economics of a delegation: one apartment for four costs one invoice, not four rooms, and the 24/7 code removes the queue at reception on the busiest evening of the show. Three kilometres from the Palais, the residence is close enough for the morning commute and far enough from the Croisette to sleep in silence before the second day of meetings.

Is a two-night stay enough for MAPIC 2026, and can you extend it?
Two nights cover the standard MAPIC visit: you arrive on 2026-11-02, attend both show days on 3 → 4 November 2026 and leave on the Wednesday after your last meeting. That is exactly our minimum stay on these dates, so the pre-filled link on this page books the shortest possible trip with nothing to adjust. Extending is just as simple. Delegates who want an evening in Cannes once the halls have closed add the night of the Wednesday and leave on the Thursday morning; exhibitors who build a stand arrive a day or two earlier. In both cases the booking engine recalculates the stay instantly, and the same apartment is kept for the whole period. How do you get from the residence to the Palais des Festivals during MAPIC?
The residence is 3 km west of the Palais, along the seafront. Bus lines 1 and 2 stop two minutes' walk from the entrance and reach the Palais in about 10 minutes; they run along the coast road, so the journey doubles as a view of the bay. By car, allow about 5 minutes outside peak hours, longer when the show opens and closes, and expect parking near the Croisette to be scarce on those two days, which is why most delegates leave their car in our underground car park, maximum height 1.85 m, and take the bus in the morning. A taxi from the residence is the quickest option after a late dinner in the centre. Cannes La Bocca railway station, 500 m away, connects to Cannes Centre station, 2.2 km from us, for delegates arriving by train from Nice or Marseille.
Can a company registered outside France receive the invoice, and how is it paid?
Yes, and it is the normal case during MAPIC, where most of our guests work for retailers, developers or investors based abroad. Enter the company name and its registered address at booking, or in the quote request, and the invoice is issued to that entity with the French VAT shown on a separate line; it is e-mailed after the stay, so the finance team receives it without anyone having to ask on site. A delegation can receive one invoice per apartment, useful when several cost centres travel together, or a single consolidated document. Payment is made online by card with your bank's authentication step, or against the quote for groups; no cash is handled at the residence. Whether the French VAT can be reclaimed in your country depends on your company's own situation and is a matter for your accountant.
